- First appointment with the escribana (notary):
- Signing a preliminary agreement.
- Making a down payment.
- Formal review of the property title by the escribana (takes 2–4 weeks).
- Second appointment with the escribana:
- Signing the purchase agreement.
- Payment of the remaining purchase price.
- The escribana begins the ownership transfer process (takes 4–8 weeks).
Once payment has been made in full, the property belongs to the new owner, who can generally begin using it immediately. Issuance of the new title is then a formality. Once it is ready, the escribana will contact the new owner so the document can be collected.
In addition to the purchase price, there are transfer costs associated with the legal transfer of the property.
These costs are regulated by law and vary according to the purchase price. At this price level, a general estimate is approximately 5% of the purchase price. The notary calculates the final amount of these additional costs in advance and provides the details.
Transfer costs include the fees and expenses associated with the official change of ownership, including:
- Notary Fees: The notary prepares and notarizes the purchase agreement and handles the required steps for the legal transfer of ownership.
- Land Registry Fees: These arise from registering the buyer as the new owner in the national land registry.
