José Fassardi is a small town with approximately 5,100 inhabitants (as of 2022) and is located in the Guairá district.

The property is situated north of the town center in a quiet, rural setting, offering ample space for relaxation and nature. What exactly is the "title" about?

The title is an official document that identifies the rightful owner of the property. It is necessary to sell or transfer the property. Without this title, no legally valid sale can take place.

How does the purchase process work?

The purchase process in Paraguay involves several steps:

  1. First appointment with the Escribana (Notary):
    • Signing of a preliminary contract.
    • Payment of a deposit.
    • Formal verification of the title by the Escribana (Duration: 2–4 weeks).
  2. Second appointment with the Escribana:
    • Signing of the purchase contract.
    • Payment of the remaining purchase price.
    • The Escribana initiates the ownership transfer (Duration: 4–8 weeks).

After full payment, the property belongs to the new owner, who can use it immediately. Issuing the new title is a mere formality. Once completed, the Escribana will notify the new owner to collect the document.

What fees are involved?
